The Paddocks, Ramsey
Through our Greener Homes Alliance initiative, we provided a £4.2 million fixed-rate development facility in conjunction with Homes England. This funding supported the final phase of a three-part scheme, enabling the construction of 15 new homes in Ramsey, Essex.

Blackheath, South East London
Through our Greener Homes Alliance initiative, we provided a £19.5 million fixed-rate development facility in conjunction with Homes England. This funding enabled the redevelopment of a former business centre into 63 energy-efficient apartments and 2,200 square metres of commercial space in Blackheath, South East London.

Development loan turning vacant office block into 174 new homes
As part of our commitment to providing capital to regenerate the UK and drive sustainable development across the country, we lent £36.8 million to Sheen Lane Developments to convert a vacant office block in Addlestone, Surrey, into 174 new homes.

Development of 247 low-carbon homes at the Climate Innovation District in Leeds
We provided a £26 million fixed rate development facility to Citu, a low carbon residential housebuilder.

Funding the efficient asset acquisition of the Z-Hotel, Shoreditch
Having invested in the Z-Hotel’s operational business, Aprirose Real Estate Investment secured an option to buy the hotel asset on a sale and leaseback basis, at a previously agreed price and required a short-term loan to support the purchase.

Supporting Lucas Homes with its latest development scheme in Kingswood, Surrey
Octopus Real Estate provided a £3.8m loan over a 6-month term to support Lucas Homes with its latest development scheme in Kingswood, Surrey. The 1.1-acre site is very well located, adjacent to Kingswood Railway Station, and benefits from having implemented planning consent for the construction of 18 luxury houses with 36 car parking spaces.

First retirement village Schroders Real Estate and Elysian Residences, Berkshamstead
We joined together with Schroders Real Estate and Elysian Residences to form a major new joint venture to bring forward market-leading retirement communities. The luxurious communities provides age exclusive new homes for retirees and target to generate close to £200m of GDV.

Second site acquired part of UK Retirement Living Fund managed by Schroders Capital, Elysian Residence and Octopus for a £55m retirement village
We along with Schroders Capital acquired a large site in the centre of Royal Tunbridge Wells in a joint venture (JV) with Elysian Residences. The site had planning permission to develop a new, purpose-built retirement village incorporating 89 luxury apartments, penthouses and hotel-style facilities with a GDV of £55 million.
