To accelerate the delivery of affordable homes, the sector needs long-term patient capital. And that capital must be responsibly managed. We own a Registered Provider of Social Housing, enabling us to own and operate affordable housing across the country in accordance with social housing regulations.

Zero Bills homes: how it works

Developed by Octopus Energy, Zero Bills homes are designed to have no energy bills for at least 5–10 years.

Each home combines high levels of insulation with smart clean-energy technology – including solar panels, a heat pump, and battery storage. Together, these systems generate, store, and manage energy within the home, helping residents stay warm and comfortable without the uncertainty of monthly energy costs.

Octopus Capital invests through a long-term, patient capital approach. We own and operate a Registered Provider of Social Housing, allowing us to develop, own and manage affordable homes in line with regulatory standards. We partner with experienced housing providers and focus on quality, service and sustainability across the lifecycle of each home.  

Our affordable housing strategy spans a range of tenures and living models, including social rent, affordable rent, shared ownership, intermediate rent and extra care housing. This diversified approach helps meet different community needs while supporting long-term portfolio resilience. 

A Registered Provider of social housing (RP) is an organisation regulated by the Regulator of Social Housing and authorised to own and manage social and affordable housing in the UK. Owning our own RP enables us to deploy committed capital directly into the sector, maintain high standards of governance and service, and take a long-term stewardship approach to affordable housing assets.  

Sustainability is integral to our approach. We invest in energy-efficient affordable homes designed with net zero targets in mind, helping to reduce carbon emissions and lower energy costs for residents. This supports long-term environmental performance as well as social outcomes.  

Zero Bills™ homes are highly energy-efficient homes developed in partnership with Octopus Energy, supported by clean energy solutions. They are designed so that residents may benefit from significantly reduced or eliminated energy bills for a minimum period — typically five to ten years — helping to protect households from rising energy costs while contributing to decarbonisation goals and long-term affordability. 

Affordable housing plays a critical role in supporting stable communities, improving health and wellbeing, and reducing housing insecurity. Our strategy targets areas of the UK where affordability pressures are most acute, with the aim of directing capital where genuine housing need is greatest. By focusing on quality homes and long-term management, affordable housing investment can deliver lasting social impact alongside financial sustainability.
